There is always a lot of confusion about how real estate is held in an IRA.

It is important to understand that, when buying real estate in any retirement account, the money is not leaving the account. Any time that money is moved out of a retirement account it is a taxable event to the taxpayer.

Please note that is not the case with real estate IRAs. The IRA is purchasing the real estate just like it can purchase stocks or bonds, and the value of the real estate remains in the account.

The Contribution Countdown

As Tax Day 2012 looms nearer, savvy investors are adding one more thing to their To-Do list besides completing their taxes. Unless you will be filing an extension, April 17th, 2012 is also the due date for all IRA contributions for tax year 2011. Why does this matter? Well, IRA contributions are when an individual takes personal funds and deposits them into an IRA account. When a contribution is made to a before-tax account, such as a Traditional, SEP, or SIMPLE IRA, the amount of the contribution is usually tax deductable and can net you a nice refund from Uncle Sam. Besides the short term perk of reducing your tax bill, the contribution to your IRA account then grows within a tax sheltered environment, allowing you to compound the power of your investment earnings since they grow tax free within the account. The compounding effect of the tax sheltered IRA account produces a major long term benefit as well, the generation of greater wealth for the IRA holder and a more robust financial future.

Still not convinced? You might want to consider that contributions are a use it or lose it deal from the IRS.  If you contribute less than the maximum amount allowed to your plan, you cannot make up the difference in a different tax year. The IRS caps contributions for IRA accounts at a specific amount each year, regardless of how much or how little you have contributed in the past.

An old familiar face has been showing up around town. After years of declining values an interesting trend has emerged in Southern tip of  Florida since early December. Our old friend the out of state real estate investor is coming back and they are coming back strong. The low prices on the Islands of Sanibel and Captiva are a dream for a real estate investor. The old adage is still true – profits on real estate are made on purchase. It is still a buyers’ market and they are taking advantage of prices at this time.  
 
Let me give you some statistics, we specialize with two types of clients 1031 exchanges and real estate IRA buyers.  From December 15 to January 31, we did 10 tax exchanges.  What was unique was that all buyers were from up North.  They all sold property up North and purchased replacement property in South Florida.  We have never seen that before.  Also in our real estate IRA business, purchases have increased 40% since December 1st.   These are substantial increases in both services and good signs that investors are stepping up while market prices are still low.  Two community banks that we work with are reporting record number of investors that specialize in Sanibel/Captiva condo rentals. These investors are putting in loan applications and closing. These statistics are a very good sign. 
 
If you currently own real estate, a 1031 exchange may be a perfect opportunity to upgrade your rental property to beautiful South or Southwest Florida. With a 1031, you are allowed to sell investment real estate and pay zero taxes as long as you follow the rules and purchase more investment real estate.  All taxes are deferred upon the sale including capital gains, recapture tax, and state taxes.
 
Real Estate IRAs offer investors the chance to unlock their IRAs to purchase nontraditional assets like local real estate, notes, LLCs or gold. To set up a real estate IRA, you will need to work with an administrator that specializes in Self Directed IRAs. The benefit of all Self Directed IRAs is that asset sales are tax free inside the IRA.  IRAs are not taxed until distributed.  A self-directed IRA allows the money to stay under the tax free umbrella of an IRA and purchase alternative assets.  This is a great way to diversify your IRA accounts.

IRAs are special accounts designated by the US Government to help individuals save for retirement.  Every IRA account is a retirement trust and a trust requires a custodian/administrator.  The Government wants you to segregate your retirement funds and they require this third party to help you out.

Market Watch 2012 Predicts Opportunities for Real Estate IRAs

We had the pleasure of setting up a booth at last night’s 2012 Market Watch.  It was great to meet the attendees, and get a feel for how they perceive the current economic conditions in SWFL.  Some had the assumption that we were going to get the same sentiment as in previous years: one of hope and encouragement.  Others were optimistic that this year is going to be different simply due to the fact that there was a bar and an array of hor dourves being passed around by pleasant servers.    Denny Grimes made a joke that we will know the market is fully recovered when they start serving dinner at the event again. 

All joking aside, something as simple as serving food at the event was a true indication that things truly are moving in the right direction.  Denny Grimes gave a great presentation is his famous style.  He started off by saying that he was not there to give us a message of hope, but to introduce us to hope’s big brother: CONFIDENCE.
